The Process - How to start planning for a remodeling project


Planning for a remodeling project can feel like a daunting task. If you’re like most people, just trying to figure out what your true objectives are, and what options are feasible is almost frustrating enough to scrap the project. Don’t worry. This is where we come in. We are in the business of solving problems. Our focus when we meet with you, is to understand what you don’t like about the space, how you would like it to work for you, and what budget we should work in.

For most of our clients, the first steps they take on their own is to look at magazines and websites for things they like. Not necessarily the ‘perfect project’, but rather things that catch their eye. Filing these pictures away for our initial meeting will help tremendously in communicating your vision of the project. Often things as simple as a type of cabinet door, backsplash tile, or cool ceiling inlay can help us more fully understand your style and flavor.

Once we have an idea of what the project is going to consist of, the planning begins with the budget. Unfortunately this is where many contractor and homeowners alike get a little squirmy. For most people, if budget is not their first concern, it's typically a very close second or third. We understand. The problem for the client is that they have no idea what things cost, and are afraid to disclose their budget to the builder in fear that they may be ‘showing their cards.’ The builder, on the other hand, is reluctant to talk about solutions not knowing what the client's budget is. Think of it like buying a car or jewelry. If you have a middle of the road budget and value is important to you, you’re probably not going to go straight to the three karat diamond ring or newest Porsche. If you’re interested in a truly unique one of a kind space with all the bells and whistles, it’s important we know that too as our solutions and design will be customized for you. Our estimating and planning process consists of four basic steps. Smaller projects may require only one visit for us to provide a detailed estimate but medium and larger jobs will go something like this:
  1. In-Home Consultation:
    During our initial meeting, one of our Certified Remodelers will discuss with you your ideas, objectives, and budget. We will evaluate the current site conditions and determine the feasibility of the project.

  2. Rough Estimate:
    After the initial meeting, we will prepare a rough estimate for your project based on our conversation and visual inspection of the site. This estimate will summarize the overall concept of your project.

  3. Design Phase:
    Upon approval of the Rough Estimate and a design agreement, we will start the preliminary drawings. We will obtain measurements, note traffic patterns, and consult with you on selections. If you wish, our decorating consultants will work with you to assist in the selection of finish materials such as fixtures, cabinetry, floor coverings, and appliances. We will then present preliminary plans for your review.

  4. Construction:
    Upon approval of the preliminary plans and estimate, construction blueprints and a complete scope of work will be prepared for your project. This will include products selected and approved by you or allowances for items yet to be selected. We will also prepare a construction agreement based on the final drawings and scope of work. The agreement will include the final price, payment schedule, and start/completion dates.
